How This Calculator Works

The restore-vs-replace decision depends on material type, damage extent, and material age. Restoring is usually cheaper if damage is under 30% and the material is in good condition. Older or heavily damaged materials should be replaced to prevent future problems like warping, delamination, or mold recurrence.

Material-Specific Notes

• Hardwood — Often restorable if caught early; professional sanding and refinishing can save floors
• Carpet — Pad almost always needs replacement; carpet itself can sometimes be cleaned and dried
• Laminate — Usually must be replaced as it cannot be re-dried without warping
• Drywall — If saturated above 2 feet, replacement is standard practice
